The Budgets screen builds the yearly operating budget of each property. RelayHub uses three files: the 12-month actual report, the rent roll and the income projection. Each build makes a budget workbook, a client PDF, a note for each line, the CAM (common area maintenance) charges by tenant and a summary of the assumptions. Budgets is in the Modules group of the sidebar. It appears only when your company has the property budget module. See Modules.

The screen

The screen has two tabs:
  • Properties: the list of properties for the Budget year that you select. Each property shows the stage of its budget.
  • Rules: the Portfolio rules and the Portfolio lists for all properties.

Add a property

1

Click Add property

On the Properties tab, click Add property.
2

Fill in the fields

Enter the Property name, the Address, the Total square feet and the Accounting basis. In Other names, enter one name on each line. RelayHub uses these names to find the property in the reports and the portfolio lists.
3

Save

Click Add property.

Build a budget

Open a property to see its budget. The budget has four tabs: Setup, Budget, CAM by tenant and Versions.
1

Add the files

Drop the Excel files on the files area, or choose them. Use .xlsx files only, a maximum of 10 MB each. RelayHub finds each file by its content, so the order and the file names are not important.
2

Complete the setup

Complete each setup step. A step shows its status, for example Waiting for a file, Done with a flag or Not needed.
3

Build the budget

Click Build budget. RelayHub saves each build as a new version.

Review stages

A budget goes through these stages: Files, Setup, Draft, Internal review, Client review and Final. Use the buttons to move the budget to the next stage: Send for internal review, Start client review and Finalize. To go back one step, click Reopen.

Versions

The Versions tab lists each build. Each version keeps its answers, so you can trace each export to its numbers and decisions. For each version, you can download the Workbook, the PDF and the Tenant letters.

Rules

On the Rules tab, you set the Portfolio rules for all properties, for example Utilities increase, Property tax increase, Insurance increase and Renewal rent increase a year. You also enter the details that the first page of each tenant letter shows, for example the Company, the Phone and Mail checks to. Click Save rules.

When the module is off

If your company does not have the module, the screen shows Not available. Ask your administrator if you expected to see property budgets.
